Basement Construction Case Study

1. Free professional consultation. This includes a basic layout and rough estimate of cost for project.
2. Once the bid has been accepted, we create a final layout and construction total. This includes final blue prints and a list of all fixtures and finishes. We create a construction agreement and list in detail what will be included in the project. If at any time during the project a change is made by the homeowner, a change order will be created and could result in an extra charge.
3. We file with the city for a building permit.
4. Construction is ready to begin. We seal off the construction area so no dust or construction debris will enter living area. We work with the homeowner to insure that the entry/exit access does not disturb the homeowners.
5. Any demolition is completed. This includes removal of debris from work site.
6. The framing is next. followed by rough electrical, plumbing, and HVAC. This includes any structural wiring like data and coaxial wiring. Once all these systems are in place we have an inspection to insure everything in the walls is up to code.
7. After we successfully pass our rough inspection we are ready for insulation and drywall. This is the stage of construction where you really see a change.
8. Time to prime and paint the walls. We follow the design specifications given by the homeowner at the design stage of the project. We also paint the trim and doors.
9. After the paint is dry we can start on the finish. We like to start with the electrical fixtures, outlets and switches. This allows us to have light and power as we finish the other items.
10. The next step is to install any tile. The areas that usually get tile are the bathrooms, kitchens and utility areas. We will also install any hardwood flooring at this point.
11. After the flooring is in we can set the cabinets. Custom cabinets add a great deal of value to your renovation.
12. We install doors, trim, crown and base moulding. It is important to do this before the toilets are installed because it can be a real hassle installing base moulding behind a toilet. We also install closet shelving and rods.
13. The countertops get installed in preparation for the finish plumbing.
14. Installation of plumbing fixtures such as toilets, sinks and showers is next. We are almost complete.
15. Usually the last step is installation of the carpet.
16. When all these things are installed we have final inspection by the city. We then have a final walk through by the homeowner to list any touch-ups or other items that need to be finished.
17. We have made it through the construction process and the homeowner can now enjoy their finished basement.
